Proposal to build 2 hotels near Town Square

Town Square could soon become more than just a shopping mall. The owners of the property want to build two boutique hotels.

The outdoor mall is located near Sunset Road and Las Vegas Boulevard.

The project is still in the early stages of planning.  While it appears that Town Square has the space to build two small hotels, one major hurdle must be cleared before moving forward with the proposal.

The owners of Town Square, TH Real Estate and Fairbourne Partners, want to build two boutique hotels on the northwest end of the property.

“I think it’s a creative concept,” said Clark County Commissioner Steve Sisolak.

The proposal was first presented to Sisolak about two months ago. The idea is to keep the hotels small. Combined, both hotels would have about 200 rooms.

“They seem pretty committed,” Sisolak said. “I don’t know that they’re 100-percent because like I say it’s all contingent on the FAA saying it’s appropriate use for that area.”

Town Square is located in a flight path for MaCarran International Airport.  Any new construction, requires approval from the Federal Aviation Administration or FAA.

Sisolak was told the owners would be applying to get the all clear, but until then, it’s pretty much a waiting game.

This means they can’t apply for any local permits.

“We don’t proceed with that until they have FAA approval. It’s just kind of totally in their discretion of the FAA,” Sisolak said.

If all goes as planned, Sisolak has been told the hotels would aim to attract young professionals in town on business trips.

But they would have to go somewhere else to hit the poker tables.

“I mean I think there’s a need especially the non-gaming type hotel to bring folks down there and to have those options available to it seemed like a great proposal,” Sisolak said.

Town Square was bought by two out-of-state companies last year.

8 News NOW reached out to them for comment but haven’t heard back.  It’s unclear if and when construction will begin, if approved.
